Dubai Tenants Warned to Read Rental Contracts Carefully Before Signing

Dubai’s Rental Disputes Center (RDC) has urged tenants, landlords and business owners to examine their rental agreements thoroughly before signing them.

The warning follows disputes involving overlooked clauses, unclear payment arrangements and verbal promises that were never officially recorded.

According to the centre, misunderstandings over contractual obligations can lead to financial claims, compensation demands and eviction proceedings.

Even arrangements that appear straightforward may create complications if they are not included in the written agreement.

Residents are therefore advised to understand every condition before committing to a rental property.

Overlooked Clauses Can Lead to Rental Disputes

The RDC highlighted a case involving a commercial tenant who became involved in a disagreement with a landlord several months after starting business operations.

The dispute concerned payment arrangements and financial guarantees stated in the tenancy contract.

The tenant relied on separate arrangements that had not been formally documented, making them difficult to establish during the proceedings.

The written agreement remained central because it clearly set out the responsibilities accepted by both parties.

The case demonstrates why tenants should not depend solely on verbal assurances when negotiating rental terms.

Payment Terms, Penalties and Eviction Conditions Matter

Before signing a tenancy agreement, tenants should carefully review rent amounts, payment deadlines and any financial guarantees required by the landlord.

Contractual penalties, eviction provisions and rules governing renewal or early termination also deserve close attention.

A clause that seems minor at first could have significant consequences if a disagreement arises later.

Both parties should keep copies of payment receipts, official notices, emails and other relevant correspondence.

Any changes to payment schedules or additional conditions should be recorded in writing and agreed upon by the parties involved.

Why Ejari Registration Is Important in Dubai

The RDC has also emphasised the importance of registering tenancy agreements through Dubai’s Ejari system.

Registration creates an officially recognised record of the rental relationship and can help support the enforcement of relevant rights and obligations.

Failure to register may create procedural difficulties when a dispute is taken before the appropriate authorities.

Tenants and landlords should ensure that the registered details accurately reflect the agreed rental terms and retain copies of their documents.

By reviewing contracts carefully, documenting changes and completing registration, both sides can reduce avoidable disputes and protect their interests.
