Nearly Dh1 Billion Contract Awarded for 272 Homes at Nad Al Sheba Gardens

Meraas has awarded GCC Contracting a contract valued at nearly Dh1 billion to build 272 homes in Phase 7 of Nad Al Sheba Gardens. Construction is under way, with completion expected in the second quarter of 2028.

Contract Covers Villas and Townhouses

The contract covers 130 villas with four to seven bedrooms and 142 three-bedroom townhouses. It also includes pool houses, essential utilities and related infrastructure works for the new phase of the gated residential community.

The mix of larger villas and three-bedroom townhouses places the project firmly in the family housing segment. The official announcement did not provide unit prices, payment plans or details about current sales availability.

Construction Has Started

Meraas said work has already commenced on site. The developer expects Phase 7 to be completed in the second quarter of 2028. The schedule is the current project target stated in the contract announcement.

GCC Contracting will deliver the construction package. Its chief executive, Bipin Chandran, said the company would focus on technical execution, precision and reliability during the build.

Project Expands the Nad Al Sheba Community

Nad Al Sheba Gardens is being developed as a gated, master-planned community close to central Dubai. Meraas places it about 10 minutes from Downtown Dubai, with access to Meydan Racetrack, Dubai International Airport and other destinations across the city.

The wider community includes walking, running and cycling tracks, children's play areas, multi-sport facilities, swimming pools and yoga lawns. Nad Al Sheba Gardens Mall provides nearby retail and dining options for residents.

Meraas Cites Demand for Planned Communities

Meraas is part of Dubai Holding Real Estate. Khalid Al Malik, chief executive of Dubai Holding Real Estate, said the Phase 7 award reflects continued demand for premium master-planned residential communities in Dubai. He also linked the expansion to confidence in the emirate's property market.

The contract adds another 272 homes to Dubai's residential construction pipeline. With villas offering up to seven bedrooms and townhouses providing three-bedroom layouts, the phase is aimed at households seeking larger homes within a managed community.
