The Dubai property market has been a hotspot for foreign investors, with Indians leading the pack in residential property ownership. According to a recent report by Dawn, Indians own the highest number of residential properties in Dubai, totaling 35,000 properties owned by 29,700 individuals. Following closely behind are citizens of Pakistan, with 17,000 owners and 23,000 residential properties.

This data comes from the 'Dubai Unlocked' investigative report, a collaboration between various media outlets worldwide, including Dawn, E24, and the Organized Crime and Corruption Reporting Project (OCCRP). The investigation, based on leaked data obtained by the Center for Advanced Defense Studies (C4ADS), sheds light on the extent of foreign ownership in Dubai's housing market, estimated at a staggering $160 billion in 2022.

The appeal of Dubai's property market to foreigners can be attributed to several factors. For some, it offers a sanctuary from sanctions or law enforcement in their home countries, as the UAE has historically lacked extradition treaties with many nations. Additionally, Dubai's rapidly evolving skyline presents a myriad of investment opportunities, attracting investors from around the globe.

However, the 'Dubai Unlocked' report also reveals a darker side to the city's property market. Many of the property owners identified in the investigation have ties to alleged criminal activities, face sanctions, or are implicated in corruption scandals. The report highlights the need for transparency and accountability in the real estate sector, particularly concerning individuals of public interest.

Among the notable property owners in Dubai are prominent billionaires and celebrities. Mukesh Ambani, chairman of Reliance Industries, leads the pack with an estimated property value of $240 million. Others include M A Yusuff Ali, chairman of Lulu Group, and Shamsheer Vayalil Parambath, owner of Burjeel Holdings. Even Vinod Adani, brother of billionaire Gautam Adani, features prominently on the list with nearly 17 properties worth $20 million.

Celebrities such as Shah Rukh Khan, Roger Federer, Brad Pitt, and Shilpa Shetty also own properties in Dubai, further adding to the city's allure as a global hub for luxury real estate.

In conclusion, while Dubai's property market offers lucrative opportunities for investment, it also raises concerns regarding transparency and accountability. As foreign ownership continues to grow, regulatory measures may be necessary to ensure the integrity of the market and safeguard against illicit activities.
