Dh3.03 per hour: Average Dubai parking fee rises 51% after variable tariff
The average hourly rate of paid parking in Dubai rose 51 per cent in the third quarter of 2025 compared to the same quarter last year, Parkin Company PJSC said in a market disclosure. The weighted average hourly tariff increased to Dh3.03 per hour in July–September 2025, up from Dh2.01 in the third quarter of 2024 after the launch of the variable parking tariff in April.
Dubai’s largest provider of paid public parking facilities and services said the increase was mainly driven by higher daily parking tariffs, which had increased the most in zones B and D relative to zones A and C. From the second to the third quarter of 2025, the weighted-average tariff eased slightly from Dh3.04 to Dh3.03 as additional public parking spaces were opened up, Parkin said in a market disclosure.
The weighted average hourly tariff is an indication of the average parking charge paid across all public parking zones in Dubai, adjusted for the number of parking spaces and their utilisation in each zone. It takes into account the impact of different tariffs applied in standard and premium zones, as well as between peak and off-peak hours.
Dubai introduced a variable-tariff parking system based on demand, location, and time of day from April 4, 2025. Under the policy, premium parking zones were introduced in high-demand areas, including Downtown Dubai, Business Bay, Deira, and Jumeirah. Peak-hour parking rates were set at Dh6 for the first hour for the periods 8am–10am and 4pm–8pm. Off-peak rates remain unchanged, while there is no parking charge overnight from 10pm–8am, and on Sundays and public holidays, Parkin said in a separate statement on Tuesday.
Parkin noted after the tariff adjustment more motorists opted to use seasonal cards instead of paying the daily rates. “A sizeable number of drivers are currently taking advantage of the temporary price gap between the newly introduced variable daily tariffs effective April 2025 and the unadjusted rates for seasonal cards,” it said.
Parkin also said sales of seasonal-cards jumped 126 per cent to 81,000, the highest ever recorded for the period, “as customers seek to take advantage of the value-for-money offered by the unadjusted prices”.
The Roads and Transport Authority has asked a third-party to look into seasonal-card framework and pricing, which will be reviewed upon the study’s completion. “The RTA may recommend adjustments to address current pricing disparities and ensure better alignment with the variable pricing introduced earlier this year,” the disclosure said.
Seasonal-card sales climbed 126 per cent to a record 81,000.
The company’s net profit soared 50 per cent to Dh157 million in the third quarter of 2025 from a year earlier.
Revenue from public-parking surged 30 per cent to Dh135 million, “fuelled by a higher weighted average hourly tariff and increase in the parking portfolio”. The average revenue per parking spot grew 21 per cent to Dh706. Revenue during peak hours totalled Dh74.4 million, or 55 per cent of the total public-parking revenue.
Parkin CEO Eng. Mohamed Abdulla Al Ali attributed the increase in revenue to the introduction of variable parking tariffs as well as the surge in sales of seasonal-cards.
