Who will invest in Dubai's property market in future and why
Looking ahead, Dubai's real estate sector anticipates robust investment from international buyers hailing from Australia, the UK, Europe, North America, Turkey, and Iran. These investors are attracted by Dubai's tax-free environment, strategic location, and promising returns amidst rising taxes and economic challenges in their home countries.
The emirate has experienced three distinct property cycles – pre-global financial crisis, post-2014, and post-Covid. As the third cycle nears its peak in 2023-24, industry experts foresee a transition into the fourth cycle marked by increased foreign capital inflows.
Guillaume Giroux, CEO of Elysee Vendome Real Estate, noted that French investors are increasingly eyeing Dubai due to uncertainties in Europe and stringent regulations, driving them towards higher-yield markets abroad.
Mouna Muller from Betterhomes highlighted the appeal of Dubai's lifestyle, business opportunities, and tax advantages to European and Iranian investors seeking stability and economic growth. She emphasized that the UK's impending tax hikes are prompting a surge in British interest in Dubai, facilitated by the Golden Visa and lucrative rental yields.
Ramjee Iyer, chairman of Acube Developments, pointed out a shift from Russian to Chinese investors in Dubai, driven by robust economic ties and geopolitical relations. He underscored Dubai's allure for investors looking to secure profitable assets and long-term residency through the Golden Visa program.
Paul Christodoulou, CEO of Aqua Properties, predicted increased investment from European, Australian, and North American buyers drawn to Dubai's zero tax policies and attractive returns. He highlighted a growing trend among investors planning to transition to Dubai for residency purposes, reflecting a shift towards end-user markets.
Overall, foreign investors, including expat residents and non-residents, are poised to continue shaping Dubai's property landscape. Their interest is underpinned by security, high rental yields, tax incentives, and lifestyle opportunities, ensuring Dubai remains a magnet for global investment in the years ahead.
